1. Scope and application
This Privacy Policy governs personal data collected by Elite Saab Properties L.L.C (“Elite Saab Properties”, “we”, “us”, “our”), a real estate brokerage licensed in the Emirate of Dubai, United Arab Emirates.
It applies to personal data collected through:
- the website at elitesaabproperties.com and any subdomain
- WhatsApp Business communications from our registered business number
- email, telephone, and in-person enquiries
- social media pages and lead generation forms operated by us on Meta platforms and elsewhere
This Policy does not apply to: (a) third-party websites, portals, or applications that link to or from ours; (b) property developers, banks, conveyancers, or other parties to whom you are introduced and with whom you deal directly; or (c) the WhatsApp, Instagram, or Facebook platforms themselves, which are operated by Meta Platforms, Inc. under its own terms and privacy policies. We do not control and are not responsible for the data practices of those parties.
Controller. Elite Saab Properties L.L.C is the data controller for the processing described in this Policy.

2. Categories of personal data we process
We limit collection to what is necessary for the purposes set out in Section 3.
a) Identity and contact data Full name; telephone number; email address; country of residence; nationality where required for regulatory verification; preferred language.
b) Enquiry and preference data Budget range; preferred location, unit type, and handover timeframe; purchase purpose (owner-occupation, investment, resale); financing intentions; viewing and meeting history; notes recorded by our brokers during discussions with you.
c) Communications data The content of emails, WhatsApp messages, web form submissions, and messages sent through social platforms; call records where you are informed in advance; message delivery, read, and response metadata.
d) Transaction and compliance data Where you proceed toward a reservation or purchase, and only at that stage: identification documents (passport or Emirates ID), proof of address, source-of-funds information, beneficial ownership details for corporate purchasers, and copies of reservation forms, sale and purchase agreements, receipts, and related correspondence.
e) Technical and usage data IP address; approximate location derived from IP; device and browser type; pages viewed and time spent; referring URL; advertising identifiers where you have consented to non-essential cookies.
We do not seek or knowingly collect special category data (such as data revealing health, religious belief, political opinion, or biometric identifiers). Please do not send us such information. If you do so voluntarily, we will delete it unless we are legally required to retain it.

Where we rely on legitimate interests, we have assessed that our interests are not overridden by your rights and freedoms. You may ask us for a summary of that assessment.
We do not sell personal data. We do not engage in automated decision-making that produces legal effects concerning you or similarly significantly affects you.
4. How we obtain your data
We obtain personal data only where:
- you provide it to us directly through a form, message, call, or meeting;
- you submit it through a lead generation form we operate on a Meta platform or a property portal, which by its nature constitutes a request to be contacted;
- a developer, portal, or introducer passes it to us having confirmed to us that they hold a lawful basis to do so; or
- it is generated automatically through your use of our website, subject to your cookie choices.
Records of consent. Where we rely on your consent, we retain a record of when and how it was given, and the wording you were shown. Where a third party supplied your details, we retain a record of the source.
5. WhatsApp and electronic communications
We use the WhatsApp Business Platform, provided by Meta Platforms, Inc., to communicate with clients and prospective clients.
- We contact you on WhatsApp only where you have supplied your number to us, submitted an enquiry or lead form, or otherwise indicated that you wish to be contacted about property.
- Message content, phone numbers, and delivery metadata are processed by Meta in accordance with WhatsApp’s own terms and privacy policy, over which we have no control.
- Opting out: you may stop all outbound marketing at any time by replying STOP or إيقاف to any message, by emailing info@elitesaabproperties.com, or by telling any member of our team. We action opt-outs promptly and maintain a suppression record so that you are not re-contacted.
- Opting out of marketing does not prevent us sending you communications necessary to complete a transaction already in progress, or communications we are legally required to send.
6. Disclosure of personal data
We disclose personal data only in the circumstances below, and only to the extent necessary.
a) Property developers and their sales channels — where you have asked us to register your interest, submit an expression of interest, or place a reservation on a specific project. The developer becomes an independent controller of the data it receives and applies its own privacy policy.
b) Service providers acting on our instructions, under written terms requiring confidentiality and security:
- Meta Platforms, Inc. — WhatsApp Business messaging and advertising
- Google LLC — business email and document storage
- n8n — workflow automation
- our website hosting and email infrastructure providers
c) Professional advisers — lawyers, accountants, auditors, and insurers, where necessary and under a duty of confidentiality.
d) Regulators, authorities, and courts — including the Dubai Land Department, the UAE Ministry of Economy and Tourism, the UAE Financial Intelligence Unit, and law enforcement, where we are required or permitted to disclose. Where a legal obligation requires confidentiality, we may be prohibited from informing you of such a disclosure.
e) A purchaser or successor — in connection with a sale, merger, or reorganisation of our business, subject to equivalent protections.
7. International transfers
We are established in the United Arab Emirates. Personal data you provide will be processed in the UAE and may be transferred to, or accessed from, other countries where our service providers operate, including the United States and the European Union.
Where we transfer personal data out of a jurisdiction that restricts such transfers, we rely on one or more of: a decision that the receiving country provides adequate protection; standard contractual clauses or equivalent contractual safeguards; or your explicit consent. You may request further information about the safeguards applied to a specific transfer by writing to info@elitesaabproperties.com.
8. Retention
We retain personal data no longer than necessary for the purposes for which it was collected, subject to the following minimum periods:

Retention periods are applied to categories of records, not to individual fields, and backups are overwritten on a rolling cycle. Where a deletion request is received but a legal retention obligation applies, we will restrict processing of the data rather than erase it, and erase it once the obligation lapses.
9. Your rights
Subject to the conditions and exemptions in applicable law, you may:
- Access — obtain confirmation of whether we process your data and a copy of it
- Rectify — have inaccurate or incomplete data corrected
- Erase — have data deleted where we have no continuing lawful basis to retain it
- Restrict — require us to limit processing while a dispute about accuracy or lawfulness is resolved
- Object — object to processing based on legitimate interests, and object at any time to direct marketing
- Withdraw consent — at any time, without affecting the lawfulness of processing carried out before withdrawal
- Portability — receive data you provided to us in a structured, commonly used, machine-readable format, where the processing is by consent or contract and carried out by automated means
- Complain — to the relevant supervisory authority
How to exercise a right. Email info@elitesaabproperties.com with the subject line “Data Rights Request”, stating which right you wish to exercise. We will acknowledge within 5 business days and respond substantively within 30 days. Where a request is complex or we have received several requests from you, we may extend this period by up to a further 30 days and will tell you why.
Verification. We will ask you to verify your identity before disclosing personal data. This protects you against disclosure to an impostor. We may decline a request we cannot verify.
Requests that are manifestly unfounded or excessive — including repetitive requests for the same data — may attract a reasonable administrative fee or be refused, and we will explain our reasoning and your right to challenge it.
Complaints. We ask that you raise any concern with us first at info@elitesaabproperties.com so that we have a fair opportunity to resolve it. This is not a precondition to your statutory rights. You may complain to the UAE Data Office, or, if you are in the European Economic Area or United Kingdom, to your local supervisory authority.
10. Accuracy of information you provide
You are responsible for ensuring that personal data you give us is accurate and current, and that where you provide personal data about another person — a spouse, co-investor, or corporate representative — you have that person’s authority to do so and have informed them of this Policy.
11. Security
We apply technical and organisational measures appropriate to the risk, including access controls on client records, multi-factor authentication on business accounts, encrypted transport for data in transit, and restriction of client data access to personnel who need it.
No system is perfectly secure. We do not warrant that our systems, or those of our service providers or the platforms we communicate over, are immune from unauthorised access. Transmission of information over the internet or messaging platforms carries inherent risk, and you send it at your own risk. In the event of a personal data breach likely to result in a risk to your rights, we will notify the competent authority and, where required, affected individuals, in accordance with applicable law.
Please do not send us passwords, full payment card numbers, or banking credentials by message or email. We will never request them that way.
12. Cookies
Our website uses only strictly necessary cookies required for the site to function and remain secure. We do not use advertising or profiling cookies. You can block or delete cookies through your browser settings, though parts of the site may not work correctly as a result.
13. Children
Our services are directed exclusively at persons aged 18 and over. We do not knowingly collect personal data from minors. If you believe a minor has provided us with personal data, contact us and we will delete it.
14. Changes to this Policy
We may amend this Policy. The version number and effective date at the top of this page indicate the current version. Where a change materially affects how we use your personal data, we will take reasonable steps to notify you in advance, by email or by a notice on our website. Archived prior versions are available on request.
15. Governing law
This Policy is governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. Nothing in this Policy limits or excludes any right you have under a mandatory provision of applicable data protection law, and if any provision is held unenforceable, the remaining provisions continue in full force.
